The following information will assist you in communicating with RE/MAX Experience and ensure a stress-free tenancy.

Rental Payments
For your convenience we will provide trust account details, in order to provide a cost-free method of rent payment.
All payments made into the trust account need to be referenced with a unique reference number which is assigned to each tenancy by the Property Manager. In order to avoid any confusion with payments this reference needs to be used for all payments made to RE/MAX Experience.
Rental Bond
Your rental bond will be lodged with the Residential Tenancies Authority and is held as security against any damage or undue wear and tear sustained by the property. The bond will be refunded promptly at the end of the tenancy, provided the property is left in as close as possible to the same condition as when the Residential Tenancy Agreement commenced (allowing for fair wear and tear) and there are no other monies owing (such as unpaid rent or water invoices).
Periodic Inspections
During the course of your tenancy, the premises will be inspected periodically by a RE/MAX Experience representative.
At least 7 days’ notice will be given in the form of a Form 9 Entry Notice, sent by email or post if necessary.
These inspections are to check on the condition of the property during the tenancy and to see if any general maintenance is required.
Keys
Copies of keys are kept at the RE/MAX Experience office for emergency access. Under special circumstances, and on producing identification, the keys can be borrowed by tenants, during office hours, but must be returned within twenty-four (24) hours. No service is available out of office hours or on public holidays.
It is advisable, that you make your own arrangements regarding the location of a spare key, should you accidentally find you are locked out.
Locks must not be changed without first obtaining permission from RE/MAX Experience. Where you have obtained such permission, you must supply the office with a copy of any new keys.
Insurance
We urge all tenants to insure their personal contents against any loss, damage or theft as the landlord’s Insurance does not cover a tenant’s belongings in the event of damage or loss.
Utilities
It is the responsibility of the tenant to connect their own utilities such as Gas, Electricity and Phone, unless otherwise stated in the lease agreement. The termination of account for any of these utilities remains the responsibility of the account holder and not the Property Manager or owner.
The only exception is the Water and Sewerage in which the account holder will always remain in the name of the property owner.
Should the Owner wish to on charge water usage, they are able to so long as certain criteria has been met. The water usage will then be invoiced to the tenant through the agent on a quarterly basis.
Repairs and Maintenance
All repair requests must be put in writing providing as much detail as possible in order to facilitate a speedy turn around on the matter, as much as possible. Only emergency repairs will be accepted verbally. All repairs are attended to as promptly as possible, however, it is necessary to obtain the Landlord’s approval and/or quotes before any work can commence, so unfortunately a delay is sometimes unavoidable.
If firm arrangements regarding access for any tradespeople are not kept by the tenant, the tenant will be expected to compensate the owner for such an expense and will be invoiced accordingly.
Unless otherwise agreed to prior to the tenancy commencing, the upkeep of the gardens and grounds are the responsibility of the tenant. Storage of unnecessary paper, rubbish, bottles, cans, etc. on or around the premises should be avoided as this can attract pests.
Termination of the Tenancy Agreement
Your Residential Tenancy Agreement is a legal and binding contract, providing protection for both you and the Landlord.
If however, unforeseen circumstances arise and you have no choice but to break your lease, please contact your Property Manager so that the correct notice can be given and the correct processes can begin.
While it will be our goal to mitigate your loss as much as possible, there are up front and ongoing costs associated with breaking your lease which you should discuss with your Property Manager before making your decision to proceed.
Otherwise if you intend to vacate at the end of your Residential Tenancy Agreement, you are required to give fourteen (14) days written notice prior to the expiry of the fixed term of your Agreement.
